Q: Where is Twin River Commons located?
A: TRC is located in downtown Binghamton off Washington St next to the B.U.’s Downtown Center. We are across the street from Veterans Memorial Center where you can catch some great hockey, down the street from the hottest nightlife, restaurants, and we’re right on two rivers where you have direct access to the River Walk trail.
Q: What types of floor plans are available?
A: We offer studios, 1, 2, 3 and 4-bedroom units with private bathrooms. All of our units include a full size washer and dryer, utilities, standard cable TV service, internet and Wi-Fi.
Q: What utilities are included?
A: All utilities are included in the rental rate: electricity, water, trash/sewer, and recycling.
Q: Is there a cap on the utilities?
A: No. There is no utility cap, however we strive to be an energy efficient community and request that our residents are conscious about their utility usage.
Q: Where can I do my laundry?
A: In the convenience of your own apartment, because we provide a full size, high efficiency washer and dryer in each apartment.
Q: Does each bedroom have a lock?
A: Yes – all bedrooms and bathrooms have an electronic privacy lock so that only the resident assigned to the bedroom and bathroom can access it.
Q: Are the apartments furnished?
A: All of our apartments are fully furnished. In the kitchen we provide a stainless steel refrigerator, microwave, range, dishwasher, and a counter with chairs. The living room features a leather sofa, a comfy arm chair, coffee table with end tables, and an entertainment stand. Each bedroom has an XL full size bed, two stackable dressers, desk with hutch, and desk chair. Each unit also has a full size washer/dryer.
Q: What size sheets should I buy?
A: You should purchase either full size XL or Queen sheets.
Q: Do we get to set our own temperature?
A: Yes! All of our apartments have their own electronic thermostat so you can set the heating and air conditioning to your comfort level.
Q: Am I responsible for my roommate’s rent?
A: We offer individual leases, meaning that you are only responsible for your rent and not your roommate’s rent.
Q: Do I need a guarantor to sign a lease?
A: We require applicants to have a guarantor that meet our credit requirements to sign a guarantor addendum. If you do not have a guarantor with a U.S. social security number, we require two month’s rent as a security deposit.
Q: What if I do not have roommates; can I live at Twin River Commons?
A: Of course! We offer a roommate matching program and do our best to place you with some great roommates in any type of floor plan.
Q: Do the windows open?
A: Yes! All of our large windows open for fresh air. First floor units even have alarm sensors to detect if someone tampers with your window.
Q: What kitchen appliances are included?
A: Our modern, luxury kitchens include a full-size, stainless steel refrigerator with an ice maker, garbage disposal, dishwasher, range, and microwave.
Q: Is parking included?
A: Parking is available for a small yearly fee. Spaces are limited so we encourage you to sign your lease early.
Q: When is rent due?
A: Rent installments are due on the first day of each month.
Q: How can I pay my rent?
A: We accept personal checks, money orders, cashier’s checks, and ACH payments via SmartClick. To set-up automatic payment withdrawals, simply log into SmartClick through our web site and enter your bank account information. If paying by check or money order, please make it payable to: Washington Development Associates, LLC.
Q: Do you accept credit cards?
A: Unfortunately, we currently do not accept credit card payments.
Q: Does Twin River Commons accept financial aid?
A: Typically, once student loans and grants are dispersed the University or College will deduct tuition expenses and reimburse the balance of the loan or grant back to the student. Once you receive your disbursement, you may use those funds to pay your rent at Twin River Commons. You are still responsible to pay your rent by the first day of each month. Please check with your school’s financial aid office for more information on when and how your financial aid funds will be available to you.
Q: Does TRC offer afterhours maintenance?
A: Yes! Our maintenance staff is on-call, 24-7 for emergency repairs. Just call our office line to report the issue. If you have a non-emergency issue, you can complete an online work order from the convenience of your room.
Q: What does “student-only” community mean?
A: Applicants must be enrolled at least full time at a local university or college. We require all applicants to provide enrollment verification.
Q: Are graduate students allowed?
A: Full-time graduate and undergraduate students are both welcome to apply.
Q: Is TRC handicap accessible?
A: Yes. We have ADA compliant units available for rent, elevators connecting each floor, and wide door ways for wheel chair accessibility.
Q: How do I get to campus?
A: Getting to campus by bus is quick and easy. We’re the last stop before you reach campus! Catch the B.U. bus from the B.U. Downtown Center next door. There are also several BCC Transit routes that will take you to shopping centers, restaurants, and entertainment.
Q: Does TRC require renter’s insurance?
A:Yes. For your protection, we require all residents to provide proof of either a renter’s insurance policy or homeowner’s policy.
Q: What is the mattress cover fee?
A: First time TRC residents are required to purchase from us a $25 mattress cover to protect against damage and spills.
Q: What safety features does TRC offer?
A: You’re in good hands. Twin River Commons is a gated community with electronic locks, numerous surveillance cameras, emergency blue lights, burglar alarms on first floor window screens, an intercom unit in your apartment, and a high tech fire alarm and sprinkler system. We also have on-call, live-in student staff and professional courtesy officers on the weekends.
Q: Does TRC have study spaces?
A:Your academic success is important to us. That is why Twin River Commons provides you with the latest computers and free printing. There are study lounges on each floor with a smart board computer and printers. Our main computer center on the first floor has both PCs and iMacs along with a copy machine, printers, and a conference table.
Q: Does TRC have Wi-Fi?
A: Our entire community has high speed Wi-Fi access.
Q: What is the TRC Café?
A: Our café features fresh brewed Starbucks and Seattle’s Best coffees, health and regular snack vending, and a waffle station where we host our free Waffle Wednesdays. There is plenty of seating and a fire place to keep you cozy.
Q: What kinds of games are in the game room?
A: Our game room has both Play Station and Xbox gaming stations, pool table, air hockey, foosball, and the very popular, ping pong table.
Q: When is the fitness center open?
A: Our fitness center is open 24-7 accessible by your electronic room key. We have the latest in aerobic and strength conditioning equipment.
Q: What is the media center?
A: Our media center features a supersize TV wall where you can watch your favorite movie or catch up to four games at once. There’s also a fireplace with plenty of soft seating where you can relax with your favorite book.
Q: Does TRC have grills in the courtyard?
A: Yes! We have two professional, stainless steel gas grills for our residents to cook-out year round. With over six feet of grilling space, residents can host a BBQ for all their friends or just grill up a juicy steak for dinner. Residents can also check out grilling tools from our office.
Q: Is tanning free?
A: Absolutely! Our tanning booth is available during office hours. We also provide a free pair of tanning goggles. Residents are required to wear protective eye wear when the tanning booth is in use.
Q: How do I find out about special events at TRC?
A: As a student-only community, we offer monthly events from cookouts to casino nights. We post our events schedules in our newsletter, on our online events calendar, on Facebook, on lobby posters, and we also e-mail and text blast our event announcements. Q: Where do I pick-up my packages?
A: For your convenience, we sign for and receive your packages for you. After your package is logged, you will receive an e-mail and/or text message notifying you to pick-up your package.
